Guide for Tenants
Finding a property
The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly.
Viewings
Viewings will be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.
Reserving the property
Once you have decided on a property, you will need to reserve it by paying a ‘holding deposit’ – see below for further details.
References
As a minimum we will require satisfactory references from your employer and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor. In addition a credit check will be undertaken. We use the services of an independent referencing company to obtain and evaluate these references.
Rents
Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account.
Tenant Fees
Since June 1st 2019, landlords and agents are no longer be able to charge a number of fees in England for new tenancies signed on or after that date. Landlords and agents will only be able to charge for payments defined as permitted in the legislation. Further information can be found here: https://www.gov.uk/government/collections/tenant-fees-act
Security Deposit & Holding Deposit
Security deposits, paid at the start of a tenancy to cover any damage to a property, are capped at 5 weeks’ rent and are required to be paid into a deposit protection scheme.
Holding deposits, that are paid by tenants to demonstrate a commitment to rent a property, are a maximum of one weeks’ rent.
Tenancy Agreement – Assured Periodic Tenancy (APT)
From 1 May 2026, assured periodic tenancies (APTs) will replace assured shorthold tenancies as the standard agreement for the private rented sector. This change forms a crucial part of compliance with the Renters’ Rights Act 2025 (https://www.gov.uk/government/publications/the-renters-rights-act-information-sheet-2026). These are rolling, monthly or weekly agreements with no fixed end date, allowing tenants to leave with notice while removing ‘no fault’ (Section 21) evictions, requiring landlords to provide valid reasons for possession.
Insurance – for Tenants
We are able to offer information on a variety of insurance policies for both landlords and tenants, including the following:
* Tenants Liability & Contents
* Landlord’s Building & Contents
* Landlords Direct Rent Protection
